Only 30% of houses in Spain cost less than 150,000 euros | Economy

The most determining factor when looking for a house to buy is usually, for the vast majority of interested parties, the available budget. It doesn’t matter if there’s a house available in the city, neighborhood or street you want if your wallet can’t finance it. It is therefore necessary to take a look at the map and have a global image of the situation. On the website www.floors.com, one of the main real estate portals in Spain, it is noted that the cheapest houses (less than 150,000 euros) and the most expensive ones (more than 500,000) are those that make up half of the offer: with three and two houses out of ten, respectively. At the same time, it is also evident that most of the cheap homes They are located in Aragon (60.61% of those existing in the community fall into this category) and the most expensive are located in the Balearic Islands (67.33%). If instead of communities we evaluate by provincial capitals, in Zamora 60.2% of the houses cost less than 150,000 euros, while in San Sebastián 62.47% are the most expensive.

In the study published this Monday by the real estate portal, it divided the entire catalog into four price categories: less than 150,000 euros; between 150,000 and 250,000 euros; from 250,000 to 500,000 euros; and more than 500,000 euros. Therefore, the first result it offers is that 29.58% of homes for sale have an affordable price; 18.78% fall into the following category; 28.88% in the section below; and 22.76% in the highest step. Given these results, adding the most extreme ones, the overall offer exceeds half of the offer (52.34%).

And, once the distribution was carried out, the study divided the results by autonomous communities and provincial capitals. According to the first table, the Balearic Islands lead by far the highest price ranking, with 67.33% of properties above 500,000 euros. A percentage that doubles that of Madrid, where one in three falls into this range (32.63%); and that of the Canary Islands (30.31%). “Madrid and the Canary Islands have consolidated themselves in recent years as highly sought-after destinations, both for work reasons and for quality of life. This has generated an alarming increase in prices,” explains Ferran Font, director of Estudios depósitos.com.

However, as the provincial capital, San Sebastián is the city that emerges with 62.47% of properties above half a million euros, far behind Palma de Mallorca (60.48%), Málaga (36.33%) and Madrid (35.02%). “The large coastal capitals and cities with greater international projection concentrate the highest prices. San Sebastián and Palma stand out in particular, with six out of ten houses on sale for over half a million euros,” says Font.

On the other side of the offer, Aragon is the territory that leads the ranking of affordable homes (under 150,000 euros), with 60.61% of homes in this range; ahead of Extremadura (60.55%) and Castile-La Mancha (57.75%). “Hinterland communities offer real opportunities to access home ownership. More than half of the offer is below 150,000 euros, which contrasts radically with the situation in coastal areas and large capitals,” underlines Font.

Expanding further on zoom On the national map, the highest concentration of affordable housing, according to the apartment.com study, is located in Zamora, which leads this section with 60.20% of properties in the first of the sections; followed by Almería (58.64%) and Lleida (55.94%); in all with a catalog exceeding half of the total. “This reality is influencing the internal migratory flows and real estate investment decisions of many Spaniards,” concludes Font.
