The number of transactions, like real estate prices, started to rise again in Paris in the third quarter, according to the Notaires-Insee index published Thursday, November 20. It is still far from the historic peak of 10,860 euros per square meter, recorded in the capital in November 2020, but prices increased by 1.9% in one year, to reach 9,700 euros per square meter. But what do these averages mean when differences between neighborhoods increase from double to double, and even further? By presenting its quarterly study, the Notary Chamber of Greater Paris has actually emphasized the size of the range. Prices per square meter vary from 6,780 euros in the La Chapelle district (18e arrondissement), for 15,850 euros, Notre-Dame district (4e), with very heterogeneous annual variations from one district to another.

“This difference of 9,000 euros per square meter means that with the same budget of 400,000 euros, we buy a studio in Notre-Dame or a three-room apartment of 60 square meters in La Chapelle”noted Charles Colonel, a notary in Paris. By changing the scale to focus on districts/cities, the scope, although narrower, is still very significant. Prices ranged from 7,850 euros per square meter in 19e district and 14,010 euros in 6e – which is therefore 1.8 times more expensive.
