An apartment is currently on offer in Cologne that is “ideal for singles or weekend travelers.” It costs a cool 500 euros for about 10 square meters.

Living in a small room is everyday life for some people. Apartments showing something similar are currently on offer in Cologne. You get a living space of about 10 square meters and have to pay 500 euros per month – that is 50 euros per square meter. It is offered at Veedel Eigelstein in Cologne.

The apartment is designed in a “modern micro-loft style”, as described in the ad on Immoscout24. A highlight is the bathroom, which is “openly integrated into the room and not separated by a door.” This underlines the attic character of the apartment.

Hans Jörg Depel, managing director of the Cologne tenants’ association, spoke to “T-Online” about “the madness that is currently happening in big cities like Cologne, Bonn, Munich, Berlin, Frankfurt and Stuttgart.”

Rental prices are high in Eigelstein – apartments may soon be rented out

Depel had never seen such an ad in Germany, only in “expensive Tokyo,” he reported to “T-Online”. There he was already amazed by “what was there and how people received it”.

Despite the price, Depel assumes that the apartments in Eigelstein “will soon be rented out,” the portal reports.

The legal situation of the apartment is unclear

Based on public information, a legal assessment of the apartment cannot be assessed. For example, the year the property was built is missing, as “T-Online” wrote. This makes it unclear whether rent control is effective.

However, because the apartments are offered furnished, there is also the difficulty of deducting furniture from the “comparative rent”, the portal continues. Landlords can charge additional fees on top of the regular rent for furnished apartments – there is no uniform legal calculation method, reports “Rechtanwaltskanzlei KGK”.

For example, there are models where the furniture is written off after seven or ten years. But even after that, it’s likely that about 30 percent of the “original purchase price” will be passed along to the renter each month. This is possible within the framework of the Hamburg model, as the law firm further reports.

However, there are always differences – for example, a 60 square meter apartment was recently offered in Munich for 2,550 euros. This equates to a price per square meter of 42.89 euros.
